Villa Sorcino is located in Citerna, in the Umbrian part of the Upper Tiber Valley, in the province of Perugia and has wonderful views of the medieval hilltop town from the property. Other nearby towns include Anghiari, Monterchi and Sansepolcro , all charming medieval towns, steeped in history and with great local restaurants and shops. Arezzo is only 25 minutes away by car providing great train and road links to the rest of Italy, while Perugia International Airport is less than an hour’s drive from the property.
A cypress tree lined lane leads you to the gated property which is set in over 53,000 sq. m of land and is surrounded by beautiful countryside. The property includes the main detached villa, a large stone barn and a second smaller barn.
The villa is a prominent stone build, set out over 4 floors for a total area of approx. 380 sq m. It has in recent years been separated into apartments but could be converted into one, elegant home or a boutique hotel/B&B.

The first-floor apartment has 2 spacious bedrooms and a bathroom. There are 2 reception rooms, the first of which has 2 sets of French doors opening on to a balcony at the front of the house plus an original, stone, open fireplace. Leading on from this room is a larger reception room with living area with French doors leading out onto a balcony and dining area with a charming Juliette balcony and open fireplace. There is a galley style kitchen that could easily be enlarged or turned into a modern pantry with the kitchen being moved into the current dining area.

The master bedroom has built in wardrobes with a charming added feature of a mirrored door in the middle which leads to large, private living room.
The spacious attic is divided into nooks and rooms that are perfect for long term storage.
The large stone barn has its own private garden and is accessed through a gate to the side of the villa. The ground floor would have originally housed animals and the original feeding troughs are still there. Upstairs on the first floor, there are a series of rooms, a bathroom and 2 kitchens with open fireplaces. This would have been accommodation for farm workers. At the far end of the barn there is a two-storey tobacco drying tower where tobacco leaves were once dried. The barn is in need of full renovation but could be restructured to make a separate house or a 3 or 4 holiday apartments or guest suites.
The second, smaller barn was also a tobacco drying tower and is currently used for storage but could be transformed into a garage or rustic summer room with a kitchen.
The villa is surrounded by a fenced garden area with large trees to provide some shade in the hot summer months. A gate leads to the second part of the land where there is a vegetable garden and a great space, perfect for a pool.
