Casale Paradiso is a magnificent estate dating back to the late 1700’s and located in open countryside on the Umbrian hills of the municipality of Bettona, with breathtaking views of Assisi and the surrounding countryside.

The area is rich in history, not only for its proximity to Assisi but also because it is located less than 1 km from the Abbey of San Quirico, which dates back to the 10th century and of which Casale Paradiso was once part.

The estate consists of a stunning farmhouse with its own private swimming pool, a beautiful guesthouse, also with a swimming pool and 5 outbuildings, all set in approx. 5.5 hectares of land which includes lovely, landscaped gardens and an olive grove with approx. 320 olive trees.

The farmhouse was lovingly restructured originally in 1994 and subsequently in 2020.  The renovation was meticulously executed, prioritizing the preservation of original features whenever feasible. Reclaimed materials, along with high-quality fixtures and fittings, were used, significantly enhancing the buildings’ energy performance.

The farmhouse is set out over two floors for a total usable floor space of c. 340 sq m and is currently arranged as a comfortable and elegant two-storey home and an independent, ground floor apartment nestled away to the side of the property.

The residence is set out as follows:

The property has an abundance of stunning features including wooden beamed ceilings and chestnut wood windows with double glazing.  The ground floor has a ventilated and insulated floor with beautiful handmade terracotta tiles. The second floor boasts a chestnut wood floor that has not been treated with chemicals or artificial colours to maintain its natural beauty.

The independent apartment has its own access from the side of the farmhouse and consists of reception room, kitchen, living room, hallway, bathroom and bedroom. The apartment would be ideal for a live-in nanny or staff or, as additional space for friends or family.

The farmhouse has a mixed heating and cooling system via radiators and heat pumps.

The private 10 x 5 m swimming pool is in the southern corner of the property and has a sand filter and automatic chlorine treatment system. The black colour of the pool creates a beautiful effect when flooded by the sun, making the water a captivating dark turquoise.

The garden surrounding the farmhouse boasts magnificent olive trees and numerous plants, specifically chosen to add a further touch of colour to the property. Taking pride of place in the garden there is a floodlit full-size badminton court with an adjustable net making it also suitable for fun volleyball matches with family or friends. Furthermore, there is an orangery, with a welcoming seating area, ideal for the milder periods of the year.  To the rear of the badminton court there is the laundry room and guest reception area. Lastly, there is also a covered parking bay which can accommodate up to 4 cars with a large storeroom to the side.

The Guesthouse is far from the farmhouse but still with ample privacy.  The guesthouse was originally the stables but in 2010 and subsequently in 2024 it was completely restructured to create 3 independent living units for a total usable floor space of approx. 200 sq m.

The first unit is the largest and most captivating of the 3 units. Expertly converted into a welcoming, bright and attractive living unit set out over two floors as follows:

  • Ground floor: entrance and corridor that runs the entire length of the property with large windows and French doors overlooking the garden and swimming pool to the front of the property, kitchen, laundry room, dining room, bathroom, living room, second bathroom, double bedroom with ensuite bathroom.
  • First floor: accessible from a staircase in the kitchen there is a cosy living room and study, linked by an archway. A second archway leads to another room also set up as a study. From the double bedroom on the floor below, a staircase provides access to the second floor where there is a wardrobe room. All the rooms on the first floor have an open view of the room below with glass balustrades.

The second and third units are mirror images and are both located to the rear of the first unit and consist of an open-plan kitchen/living room, bedroom and bathroom each with their own private terrace area.  They are both inviting and comfortable apartments suitable for friends, family or as rental holiday apartments.

During the restructuring the guesthouse was updated with a ventilated wooden roof, natural and high-performance insulating materials, ventilated and insulated floors and chestnut wood window frames with double glazing.

Like the farmhouse, the guesthouse also has a mixed heating and cooling system with radiators and heat pumps.

The substantial work undertaken and the materials used have also contributed to making this building vey energy efficient with a class A rating.

The garden surrounding the guesthouse also boasts magnificent olive trees and numerous plants specifically chosen to add a further touch of colour to the property.

The guesthouse garden also has its own 10 x 5 m private swimming pool, with sand filters and automatic chlorine treatment system and black liner which creates the same very beautiful effect as the farmhouse swimming pool when kissed by the sun, turning the water into an attractive dark turquoise colour.

The garden was carefully designed to offer various spaces for guests to relax in with 3 covered terraces, one to the side of the swimming pool, one just above this and the third, the largest of the three, above a small gym with large French doors overlooking the swimming pool. Lastly, there is also a covered parking area for 6 up to cars in front of the main access gates of the guesthouse.

Beautifully hidden between the farmhouse and the guesthouse and easily accessible from both properties, is a lovely paved and covered outdoor dining area complete with barbecue, pizza oven, sink, food preparation area, stand-alone grill and with plenty of space for tables. From here one can enjoy a lovely meal with stunning views out over the surrounding countryside.

The estate has certified heating and plumbing systems, town hall water, electricity from the national grid, an LPG in-ground gas tank and its own water well that supplies water to two in ground cisterns, which also collect rainwater from the gutters, for a total of 20,000 lt for irrigation use in the garden.

Furthermore, the property boasts photovoltaic panels that produce 10 kW of electricity which significantly reduces the electricity bill for the property and solar panels for the production of hot water.

The grounds, of approximately 5.5 ha, surrounding the property contain two olive groves for a total of c. 320 olive trees as well as decorative olive trees of over 100 years old, mature cypress trees, 100-year-old oak trees and two small poplar woods.

The estate is partially fenced and access is via an automatic gate with video intercom controllable via smartphone which opens onto a charming cypress tree-lined driveway which leads to the two covered car parks.
