Capricciosa is located in Motina, a small hamlet just outside Anghiari, one of the most beautiful medieval hilltop towns in Italy. Anghiari is a vibrant, town in the province of Arezzo, Tuscany, not far from the border with regions of Umbria and Le Marche. The local area is well connected by air, train and road, making it a great location from which to explore central Italy and beyond.
Cappricciosa is a family-run business with several different potential income streams; the bar, the restaurant, the function room/club and the hotel.
The bar is a traditional Italian ‘locals’ bar with games room. Leading from the bar is a spacious covered terrace area that is perfect for summer dining or an ‘aperitivo’.
The restaurant/pizzeria currently only operates during the weekend and can accommodate up to approx. 90 customers. The professional, fully fitted kitchen is divided into 2 sections, one for pizza preparation, which has a wood burning pizza oven and another servicing the restaurant. During th warmer months the covered terrace area is also used for dining and can accommodate up to 50-60 customers.
The lower ground floor is very versatile space with independent access and parking and consists of a large open space (currently with wooden flooring) with seating areas surrounding the floor space and a bar area and toilets. Whilst currently used as a club this space could be used as a function room for weddings, christenings, or parties in general.
The first floor of the property was formerly run as a small family operated hotel. The rooms are now dated, however, there were once 18 bedrooms and 12 bathrooms. Since the hotel has been closed, part of the first floor has now been converted into an independent apartment with kitchen.
Capricciosa is surrounded by nearly 4,200 sq m of land and offers ample parking with car parks to the front and side of the property. The land could easily be developed to make a lovely garden for the hotel, restaurant or apartment.
