Il Funghetto è una proprietà libera su 3 lati situata nelle colline di Caprese Michelangelo, uno splendido borgo medievale nonché luogo di nascita dell’incomparabile maestro rinascimentale, Michelangelo Buonarroti. Situato fra verdeggianti colline, nella bellissima campagna Toscana, Caprese Michelangelo è un piccolo borgo di c.1.500 persone con un grande senso di comunità e con degli ottimi ristoranti noti in tutto il territorio locale.
L’area è tranquilla con una serie di altre case sparse tra gli alberi. Le uniche persone che si possono incontrano saltuariamente sono i cercatori di funghi o castagne. Poco distante dalla casa c’è un’area picnic pubblico e un laghetto privato molto apprezzato dove le persone possono trovare sollievo dal caldo e aria fresca a volontà durante i mesi estivi quando più a valle il caldo può diventare troppo per alcuni.
Il Funghetto si sviluppa su 3 piani per una superficie utile netta totale di c. 230 mq, come segue:
- Piano seminterrato: cantina, legnaia e sala multiuso con camino.
- Piano terra: cucina, soggiorno / sala da pranzo, bagno e camera matrimoniale.
- Primo piano: 3 camere da letto, due delle quali con loggiati chiusi e un bagno.

Al piano seminterrato troviamo una grande cantina/garage trasformata in sala multiuso con camino e lavandino e dove alloggia anche la vecchia caldaia a gasolio che sicuramente va sostituita dai nuovi proprietari.
L’accesso alla proprietà è ottimo con strada asfaltata e un piccolo tratto di strada bianca (c. 50 m) che porta fino al cancello della proprietà. Dal cancello si accede al giardino con ampio spazio per parcheggiare all’ombra dei vari alberi.
Il Funghetto offre ampi spazi ad un ottimo prezzo e si presta sia ad essere una residenza permanente che una casa vacanza. La proprietà richiede dei lavori di modernizzazione degli impianti ma potrebbe essere trasformata in una proprietà molto bella dove rifugiarsi dal caldo della città insieme alla famiglia per creare ricordi bellissimi immersi nella natura Toscana.

Il Funghetto is located in the hills of Caprese Michelangelo, in the province of Arezzo, in the Tuscan part of the Upper Tiber Valley. Caprese Michelangelo, which is approx. 6 km away, is a charming, medieval, hilltop town of approx. 1,500 inhabitants, whose most famous son is none other than the incomparable maestro Michelangelo Buonarroti. Caprese Michelangelo is also know for a unique variety of chestnut, which has DOP status (the equivalent of DOCG wine) and which can only be grown in Caprese Michelangelo and part of Anghiari called ‘Marrone di Caprese Michelangelo’.
Shops, supermarkets, banks, etc. can all be found in Caprese Michelangelo together with numerous excellent restaurants, well known for the quality of their cuisine.
The semi-detached house is located in a quiet area with a scattering of other homes dotted around amongst the trees. The only people you usually see walking around are the occasional foragers looking for wild mushrooms or collecting chestnuts. Further along the road after the turning for the lane leading to the house there is a communal picnic area and private lake enjoyed by locals who come for the cooler, fresh air in the summer months when it’s too hot in the towns lower down.
Il Funghetto is set out over 3 floors for a total floorspace of approx. 230 sq m, as follows:
- Lower Ground floor: storage, utility area and summer day room.
- Ground floor: kitchen, living/dining room, bathroom and double bedroom.
- First floor: 3 bedrooms, 2 enclosed terraces and a bathroom.
On the ground floor there is a fitted kitchen with stone counters and doors leading out onto the covered balcony which extends along 2 sides of the property and offers lovely space for outdoor dining. The covered balcony also offers access to the front door of the property which opens into the spacious living/dining room with a working fireplace as a cosy focal point for the room. A second set of double doors provide more light and further access from the living room to the balcony from which you can admire the wonderful views that surround the property. The living room offers direct access to the kitchen and to a bedroom and bathroom with bathtub all on the ground floor. Stairs from the living room also lead both down to the lower ground floor and the first floor above.
On the first floor there are 3 further spacious bedrooms, 2 of which have covered terraces that have been enclosed with windows to create cosy private spaces. There is also a bathroom with a shower unit.
On the lower ground floor there is a large, open-space garage and storeroom with open fireplace and sink which was used as a summer living/party room with double doors leading out to the garden of approx. 3,500 sq m. This could potentially be made into a lovely summer space or games room. The old boiler is located to the rear of this space but will need to be replaced (and could be moved too) with a more modern, functional boiler.
Il Funghetto has very good access with a tarmac road leading to a short (approx. 50 m) country lane which in turn leads to the gate of the property. From the gate a driveway leads to the house where there is plenty of parking for cars
